A court bailiff has made an abrupt reversal on the sale of a property belonging to High Court Judge Patience T. Rubagumya and her husband, Julius A. Rubagumya, days after advertising it for public auction.
On December 4, 2025, Fineline-Strict Auctioneers advertised for sale land comprised in Private Mailo Kyadondo Block 222 Plot 2272, located in Namugongo. The property was put on sale following alleged instructions from a financial institution over unpaid loan obligations.
However, the auctioneers later issued a notice halting the sale.
“We would like to inform the public that the sale of the above-mentioned property has been immediately halted as the said advertisement was run in error,” the notice stated.
The property is registered in the names of Julius A. Rubagumya and Patience T. Rubagumya. Justice Rubagumya is a High Court judge based in Kampala and previously served as Commissioner Legal and Board Secretary at the Uganda Revenue Authority (URA).
In the initial notice published about a week earlier, Fineline-Strict Auctioneers—who describe themselves as government court bailiffs, auctioneers, real estate agents, debt collectors, property managers, and investigators—had warned that the property would be sold unless the mortgagor cleared all outstanding loan balances, including principal, interest, fees, and costs, within 30 days of publication.
The bailiff had further instructed occupants of the property to vacate the premises within 14 days.
The reasons behind the sudden withdrawal of the sale remain unclear. Neither the auctioneers nor the listed financial institution have publicly explained the circumstances that led to the initial advertisement or its subsequent cancellation.
